St. Luke’s – Phase III

Phase III completes the $78 million transformation of a 300,000 square foot vacant hospital building and surrounding area into a community campus.  The renovated space is the new home to Breakthrough Schools’ award-winning The Intergenerational School (TIS), the Boys and Girls Club of Cleveland, two early childhood classrooms from the Centers for Families and Children, Cleveland Neighborhood Progress, and the Saint Luke’s Foundation.  The first two phases of the project included 137 affordable housing units for seniors, the Harvey Rice School and Rice Branch Library as well as extensive streetscape and public improvements to the Buckeye neighborhood.

  • Executed Community Benefits Agreement

    The project sponsor has committed to quantifiable community impacts by executing a Community Benefits Agreement.

  • Diversity and Inclusion

    The developer committed to construction participation goals for Minority, Female, and Cleveland Small Businesses (MBE/FBE/CSB) as well as minority, female and City of Cleveland resident workers.

  • Environmentally Sustainable Outcomes

    The project will meet the LEED Silver for New Construction and Major Renovation standard.

  • Goods or Services to Low Income Community

    The project provides, through the tenant TIS, approximately 250 education seats in grades K-8; and through the tenant Boys and Girls Club of Cleveland, after school programming to approximately 125 students attending TIS and residing in the Buckeye neighborhood.

  • Job Creation

    The project is anticipated to create 155 predevelopment or construction jobs. Upon completion, 64 FTE permanent jobs will be retained and an additional 10 FTE will be created.

  • Accessible Public Transit

    The project is located at a stop on the RTA Redline commuter rail line.
