Cleveland Development Advisors ("CDA") was established in 1989 to manage real estate investment funds designed to advance economic and community development projects and is an affiliate of the Greater Cleveland Partnership ("GCP"). As the chamber of commerce for the region the main focus of GCP is the mandate to increase the rates of job growth and wealth creation while maintaining and strengthening the existing employment base.
Over the past 19 years CDA has track record of building consensus and attracting private sector investment to underserved markets within Cleveland and its neighborhoods. CDA funds, which have generally provided subordinate, gap financing to catalytic real estate development projects, seek to collaborate with and leverage other private and public sector investments such as City and County resources, Federal and State Preservation Tax Credits, Foundation assets, and Certified Development Entities throughout the Nation.
Of its portfolio, CDA has focused 93% of investments, ranging in size from $200,000 to $28 million, in a mix of uses that include public attraction facilities, retail/commercial projects, multi-family housing, and for-sale housing. Over 5% has been used in efforts to locate Shorebank, a small business, community-investment institution to Cleveland, and 2% was used to capitalize Village Capital Corporation, a neighborhood community development corporation and close working, like-minded partner of CDA in Cleveland.
To date CDA has directly invested over $140 million in private-sector resources into 92 urban real estate projects, leveraging nearly $2.3 billion in overall investment.
